Affordable Property for Sale in Nebraska! - Sunday, July 05, 2009 at 12:28
If you are looking for quality of life and a low cost of living, check out the state of Nebraska. Nebraska real estate prices remain reasonable compared to other states, especially in the more rural towns where affordable homes, horse properties, farms and land are in abundance.

Most growth in Nebraska has centered around highways and metro areas, and smaller, more rural communities in Nebraska have even lost population in recent years. Thus if you are willing to choose a town over 50 miles from a major highway or city that hasn't been "discovered" you'll find the most affordable living...

Unlike small towns in other states, smaller communities in Western Nebraska have maintained much traditional charm, not experiencing the more extreme growth as in neighboring states like Wyoming and Colorado, or Montana. Although Nebraska doesn't have the mountains and major tourist attractions of such states, it has the advantages of low crime rates, a good work ethic, less regulation, wide open spaces and more. Many who have previously lived in heavy populated areas, find enjoying the quiet life in quaint towns in Nebraska a breath of fresh air.

Would you like to farm or ranch? Leaders in Western Nebraska are trying to reach out to potential entrepreneurs, marketing the rural areas for those who would consider farming or ranching businesses. Western Nebraska is also a great choice for those who want to semi retire "productively" on smaller 5-30 acres farm/sranches where they could grow produce and raise animals. Or just find a small residential home, and enjoy!

While more affordable then other areas, Nebraska is still a great investment. Even through 2008, with a slow economy facing the nation, land in Western Nebraska increased in value, making it a great investment opportunity for buyers. Live water is plentiful, making Nebraska land with water rights even more valuable.

Nebraska is a jewel. It's not just the affordable properties that abound, but the people and their refreshing way of life. Thus if you like wide open spaces, small communities, a short commute time, natural beauty then the "Good Life" in Nebraska life is for you. But locals will say... just don't broadcast the lifestyle and affordability too loudly, as too many people will move in!

"For the last many decades, I could have lived any place in the country I'd wanted to and conducted my business from there and I've never given a thought to being any place but in Nebraska.
- Warren Buffet, CEO, Berkshire Hathaway, Omaha, NE
